When you’re selling your home, you want to make sure you get as much money out of it that you can. Sometimes, that means making home improvements before putting it on the market. But there are some improvements that raise your home’s value more than others. If you’re wondering which improvements you should concentrate on, here are some of the ones that will bring you the greatest potential for a return on your investment.
Curb appeal is always a plus. It’s the first impression potential homebuyers get of your house and it really makes the house look better. But mowing the lawn and planting flowers isn’t all you can do to improve your home to improve its value. Installing vinyl siding gives your home’s value a great boost. In fact, adding vinyl siding to your home is now the best thing you can do to improve your home’s resale value. In addition to that, consider adding new windows that are energy-efficient and complement the siding.
The bathroom is a big seller, too. If you have a guest room, add a half-bath to it to increase your home’s value by thousands of dollars. If you already have one half-bath in your home, you can add value to your entire house by adding another one near the back of the house. This is the perfect place for a half-bath because people can go in there to wash up for dinner after working or playing in the yard all day without tracking all of that dirt through the house. If you want to update your existing bathrooms, don’t use brass or gold fixtures because they could go “out of style” at any time and make your bathroom look dated. Another thing you can do is replace your normal-sized tub with an oversized tub along with a state-of-the-art shower head.
Kitchens are also a major focus for potential buyers. Replace your mismatched appliances with matching ones to create a uniform appearance throughout the room. If your appliances are old, consider replacing them with new ones. You can also add value by adding a new finish to those old cabinets. If they’re old and outdated, replace them with new cabinets. It might seem like a lot of money, but you’ll be pleased with the return of your investment.
Add more space to your home. Whether it’s a second story to a one-story house, another bedroom or just a sunroom, extra space increases your home’s value by thousands. Even a deck can be a great addition if it’s large enough and if it’s a good place to entertain friends and family. A finished basement is also considered extra living space. That can be an affordable way to add more space, too.
Making improvements to your home is a great way to make buyers more interested in it. When you spend a few thousand dollars making your home better, you can often get twice that amount or even more back when you sell it. It’s important, however, to understand the prices of other homes in the neighborhood so you don’t “price yourself out of the market.” Keep the improvements within reason and keep the price consistent with the area and you’ll be on your way to selling your home in just a short period of time.
